What started out as a standard refurbishment to the central core stairwells and washing facilities within the premises, has turned into a successful refurbishment of nearly the entire building to date, with potential further works on the horizon. This distinctive landmark situated at the southern edge of Greater Manchester was built in the 1970’s and has been brought into the modern office era by utilising the latest energy saving technologies to create a comfortable, welcoming space.

Throughout the years, WG&R have been engaged on multiple reappointments to fulfil a number of category A and B fit-outs across the majority of floors, including the refurbishment and extension of now prestigious entrance area, which encompasses the main reception, café & breakout areas. We effectively provided refurbishment of the building M&E services which was pivotal in the building reaching its EPC A rating.

The building saw the installation of efficient LED lighting with sophisticated BMS integrations, which monitor usage and can identify where further energy savings can be made while upholding Occupants requirements. Upgraded power supplies and new distribution aligned with the buildings demise boundaries and has allowed for future flexibility in leasing strategies. Fire alarm, data networking and CCTV systems supplemented the installation. New EV car and bicycle charging facilities were included on-site in the underground car park.

Toilet and sanitary facilities, domestic water and drainage services, substantial air conditioning additions / modifications and overhaul of the building mechanical LTHW heat generation made up the core mechanical offering. The reception saw the installation of a new underground heating system powered by air source heat pump to assist in reducing the buildings running costs.

Works started way back in February 2017 and with WG&R team continuously delivering on time and budget, advising on technical challenges along the way have seen repeated works with CEG and Contract Services.
