The Granary, Leeds

WG&R completed works on The Granary Building on Canal Wharf, Leeds. The historic building was built circa 1776 for the Leeds and Liverpool Canal Company and is a Grade II listed building. The building was developed into office space in the 1990’s and was vacated in 2021. WG&R were engaged to complete the M&E works for a full refurbishment of the building into modern office space including full internal and external lighting, upgraded power supplies, fire alarm system, data network, tempered ventilation, hybrid LTHW heating, toilet/shower facilities and domestic water services.

Works began in August 2022 which included the removal of all existing services and the installation of new power, data, lighting, water, drainage and heating infrastructure throughout. A new displacement ventilation system with accompanying LTHW/CHW tempering has been installed along with 2 No Gas boilers and an air source heat pump to provide heating in the winter and comfort cooling in the summer.

New lighting and lighting control systems has been installed throughout. The lighting control system provides emergency self-test and reporting on each emergency light installed. The lighting installation is based on each floor able to be split in half, East and West.

Small power has been installed within the area consisting of two distribution boards per floor to allow for sub-let possibility per floor. New car charging points have been installed in the car park adjacent to the new services/waste bins/cycle storage compound next to the building.

The WG&R team completed the works to a challenging building which over 250 years had accrued many hidden delights to ponder. Collaborative working between all parties was a key factor in the successful delivery working closely with Pitaglia and Contract Service.
